What we do

Development, investment, letting, management.

Four activities that most companies would split between four firms. Held together, each one informs the others.

Development
Bringing building projects forward: establishing what a site can take, assembling and directing the professional team, securing planning and the consents that go with it, choosing a procurement route that matches the risk, and running the job to completion. We develop principally for our own account, which means the appraisal has to convince us rather than a purchaser.

Investment
Acquiring and disposing of the company's own real estate. Purchases are underwritten on what a building actually produces and what it will cost to keep producing it, not on a yield applied to an optimistic rent. Due diligence — title, structure, services, compliance, occupier covenants — is completed before we exchange.

Letting and operation
Letting and operating property we own or lease. We deal with occupiers directly rather than through a layer of intermediaries, which makes problems visible earlier. Lease terms are written to be workable for both sides over their full length, because a lease that a tenant cannot live with produces a dispute, a dilapidations argument, or a void.

Management
Managing real estate on a fee or contract basis for other owners. Planned maintenance rather than reactive repair; statutory compliance evidenced rather than assumed; a service charge that is transparent enough to withstand a tenant's surveyor going through it line by line.

We are a principal, not an adviser. We do not act as agents, we do not carry out valuations for other people to lend against, and nothing on this site is an inducement to invest in anything.

Where a matter needs a regulated professional — a RICS valuation, a solicitor's opinion, a structural engineer's report — we appoint one, and we would expect a counterparty to do the same rather than rely on our view of it.
